Commercial Dryer Repair in the San Francisco Bay Area

Same-day service from San Francisco to San Jose. Upfront pricing and a 90-day warranty on parts and labor.

Laundromats, apartment laundry rooms and hotel linen rooms all depend on dryers that run dozens of loads a day. When one slows down, the whole room backs up and customers wait. Best Pro repairs commercial gas and electric dryers — single-pocket and stacked — for laundromats, apartment buildings, hotels, gyms, salons and other on-premise laundries.

Heat problems are often air problems

A commercial gas dryer won’t fire unless its safeties see air moving: the sail (airflow) switch has to close, and the high-limit thermostat has to stay closed. So a dryer that tumbles cold may have a perfectly good burner and a blocked exhaust. We start with the airflow, then test the igniter, the flame sensor, the gas valve coils and the safeties. On electric models the culprit is usually an element, a high-limit or a contactor.

When loads take two cycles

  • Lint where you can’t see it. The screen is only the start. Lint packs in behind the drum, around the burner and along the exhaust duct, and every bit of it makes the dryer run longer and hotter.
  • Basement rooms that can’t breathe. In older San Francisco buildings the laundry room is often a basement with long exhaust runs and few openings. Each dryer pushes a lot of air out of the room; if nothing lets fresh air back in, all of them slow down.
  • Tired drum seals. Worn felt seals pull in cool room air around the drum instead of heated air through the burner.

Noise and a drum that won’t turn

Squeals, thumps and a drum that stalls come from drive belts, idler pulleys, rollers, bearings or the drive motor. On a stack dryer each pocket has its own drive and burner, so the top can be down while the bottom keeps earning.

Keeping lint from becoming a fire

Lint is what burns in a dryer fire. Empty screens after every load, and have the areas behind the drum and around the burner cleaned out on a schedule. We look for buildup on every visit.

FAQ

Commercial Dryer Repair: common questions

Our dryer tumbles but doesn’t heat. Is it the burner?

Not always. The burner won’t fire unless the airflow switch sees air moving, so a blocked exhaust can look like a burner problem. We check the airflow first.

How often should lint be cleaned from behind the drum?

More often than most owners think. We suggest a schedule based on how many loads each dryer runs.

Can you tell if our laundry room needs more fresh air?

Yes. If every dryer in the room is slow, makeup air is a likely cause, and we’ll tell you what we find.
