A washer with an out-of-order sign costs a laundromat money every hour, earns an apartment manager tenant complaints, and leaves a hotel short on linens. Best Pro repairs commercial washers for laundromats, apartment buildings, hotels, gyms, salons, care homes and other on-premise laundries.
Machines we work on
- Coin and card front-loaders and top-loaders
- Soft-mount washer-extractors on their own suspension
- Hard-mount washer-extractors bolted to a concrete pad
- Stacked commercial washer-dryer pairs
Shared laundry in Bay Area buildings
Many San Francisco renters have no washer of their own, so the machines in the basement and at the corner laundromat work long days. They tend to fail at the same few points — door locks, drain valves, payment systems and bearings — and we see them often enough to carry the common parts. Hotels near SFO and in downtown San Jose run washer-extractors around the clock, and for them getting one machine back the same day matters.
Typical failures
Door won’t lock, or won’t let go. On a busy front-loader the lock is the part we replace most. The controller won’t start until it sees the door locked.
Water left in the drum. Many washer-extractors drain by gravity through a valve instead of a pump. A sticking valve or a blocked drain trough leaves water behind and stops the extract.
Shaking, banging, out-of-balance stops. On soft-mount machines, worn shocks or springs. On hard-mount machines, loose anchor bolts or a cracked pad.
A roar on high-speed extract. Bearings and seals take a beating at extract speed; replacing them early saves the shaft and the drum.
Leaks. Door gasket, a drain valve that doesn’t seal, or a tub seal.
Drive or motor fault codes. Most modern washer-extractors use a variable-frequency drive. We check the motor, the wiring and the drive before condemning anything expensive.
Chemical injection pumps are usually the chemical supplier’s; we check the washer’s side of the connection.
